Apartment Gut Renovation 1,600 SF

Located within an Emery Roth designed apartment building in the Park Avenue Historic District, this two bedroom residence underwent a full gut renovation, including new plumbing, electrical, lighting, and interior finishes, as well as two renovated bathrooms and a reconfigured kitchen.

The design introduces a newly defined foyer that acoustically buffers the living spaces from the lobby while providing generous storage. From this threshold, the apartment opens into two primary living areas: a living room and a central dining nook conceived as the social heart of the home.
Designed for an avid cook, the dining space serves as a connector between rooms while remaining capable of being closed off from the entry for more intimate gatherings.

The second bedroom is configured as a flexible home office with a concealed Murphy bed to accommodate guests with a second bathroom that can be separated.

Full height pocket doors throughout the apartment allow spaces to be opened or closed as needed, supporting multiple modes of living within a compact footprint. The reconfigured kitchen increases storage capacity while maintaining a clear connection to the dining area.

The interior palette emphasizes natural, enduring materials quartzite stone, oak, plaster, granite, and natural brass selected for their tactile qualities and ability to patina and age gracefully over time.
