18 Unit Multifamily Residential Condominium and Commercial Storefronts

Located on a corner lot in the Gowanus neighborhood of Brooklyn, 450 Warren bridges two contrasting urban contexts: a "tower-in-the-park" development to the west, a historic brownstone lined block to the east, and a manufacturing district to the south which is undergoing a residential rezoning. Drawing inspiration from this context, the project reimagines urban residential living by creating a new housing typology that emphasizes community, individuality, and sustainability.
A defining feature of 450 Warren is its unique circulation strategy: every residence is accessed directly from a shared exterior walkway. This approach fosters a sense of neighborhood and connection among residents, turning circulation into an active public realm. Complementing this are three shared exterior courtyards that serve as communal green spaces, encouraging interaction and outdoor living. Each unit is thoughtfully designed with at least two private outdoor terraces, seamlessly connected to living areas and bedrooms. This integration of indoor-outdoor space allows residents to enjoy fresh air, natural light, and the flexibility typically associated with townhouse living—while remaining within a multifamily context
The project involved the ground up construction featuring 18 units, including three penthouse suites. In addition to the architectural design, the scope included the selection of finishes and fixtures for each unit. The design concept aimed to create bright, minimalist living spaces by showcasing exposed materials, such as the concrete structural slab ceilings in the living areas and bedrooms, which also maximized ceiling heights. Mechanical systems and services were carefully coordinated and concealed within walls to maintain clean, uncluttered interiors. Each unit includes two outdoor spaces, seamlessly extending the living areas to the outdoors in favorable weather.

Located between contrasting urban conditions including a tower-in-the-park development to the west and the finer grain of historic brownstone blocks to the east, the project acts as a bridge between these contexts, shaping a new form of residential density.
The entry to each dwelling unit is entered through partially enclosed exterior vestibules, these space are neither fully public nor private providing a buffer and allowing the domestic space to emerge gradually from the shared circulation.
Interiors are organized to promote cross ventilation and access to daylight from multiple orientations. Living spaces are shaped by light, air, and views rather than by a single orienting facade.
